Reservations and cancelling

Reservations will be confirmed as firm booking by e-mail. Payment within 7 days after receipt of the confirmation is required to guarantee your booking. Cancellations 3 days prior to arrival - 25% of full duration charge. Cancelations less than 24 hours prior to arrival and No Shows - full duration of booking will be charged. As we are not a hotel, we cannot get easy replacements for late cancellations and no shows, therefore our conditions are stricter than in most hotels. Please take note of this.

Rates are € 70 per double room including breakfast, 9% VAT and 5% Tourist Tax. Rates may be due to change and will be publicised on our website in advance. Rates and conditions may be different if you book via another website (e.g. Airbnb.)

Check in/out

Check in time is usually from 11.00 o’clock. Check out time 13.00 o’clock.  But hey, we all like sleeping in sometimes, so if you want to hang around longer, just ask. You can always leave your luggage with us for the remainder of the day of departure until whatever time you'd like it back.

Food

Breakfast is usually available from 8.00 – 10.00 o’clock (but again, if you'd want to do it differently; we're all ears) We serve a nice and healthy Dutch breakfast. Please let us know in advance about any other breakfast or diet wishes. Lunch and /or dinner can be served at the kitchen table as you wish. Arrangements can be made during breakfast, including prices. We will always try our very best to make your stay with us as pleasant as possible.

Smoking in the rooms and drug use, well, NO thanks. We reserve the right to terminate the stay without notice and without refund if the stated number of occupiers is exceeded or due to bad or unaccepted behaviour, or causing damage to our property, alternatively we will levy additional charges at the appropriate daily tariff. We reserve the right to cancel your reservation within 12 hours after the reservation has been made, or due to circumstances beyond our control. We cannot be held responsible for any damages due to the cancellation, but all payments done by the client to us for this reservation will be fully refunded. Acceptance of accommodation signifies acceptance of the above terms and conditions.
